Short-Term Residence Permit (Kısa Dönem İkamet)
Short-term residence can be issued for up to 2 years, but applicants must document a valid purpose of stay and the authority decides the duration. Türkiye publishes no fixed bank-balance threshold for this route; a declaration may be sufficient unless supporting evidence is requested. Health insurance and address evidence are required. Long-term residence may become possible after 8 years of qualifying continuous residence. Separately, since 1 January 2026, Article 20/D of the Income Tax Law (Law 7582) exempts qualifying foreign-sourced income and gains from Turkish income tax for 20 years when the statutory prior-residence and prior-tax-liability conditions are met. Obtain tax advice before relying on the exemption.
Worth knowing: This is not a guaranteed digital-nomad route: the authority may request financial evidence and must accept the stated purpose of stay.
Short-Term Residence Permit (property route)
Owning residential property worth at least USD 200,000 (the nationwide floor since 16 October 2023) grants the same 2-year permit, renewable every 2 years, and is far more robust at renewal than the tourism route. Foreigners cannot buy in villages, in some border cities, or above 10% of any given district.
Citizenship by Investment
USD 400,000 in residential property held for 3 years, or a USD 500,000 bank deposit or investment held for 3 years, leads to a Turkish passport in several months to a year. The most used programme of its kind worldwide, and politically contested domestically — confirm the current thresholds before committing.
